Big Box stores, strip malls, families, white picket fences etc. There is no viable locations and the city has shown no interest of such a project with the entertainment options surrounding it. Surrey on the other hand is chomping at the bit for such a thing. Even a few years ago the Mayor was tweeting at the Caps to bring W2 to Surrey. I think Cloverdale Fairgrounds as part of an even larger development would be the most likely. There is already Casino there and its next to the Heritage city centre which kinda nice and is being re developed and maintaining that character. 2nd would be a pop stadium in the City Center next to skytrain with plans for a permanent stadium. Problem with that is that real estate in privately owned and is much more valuable to a developer as towers and such. Maybe a large development to include the Lions but there are too many moving parts for that to happen in the next couple years. The 3rd option is maybe they think Surrey is too close to the Caps and they go full Valley and go all the way out to Abbotsford. If there is a team that comes about I'm pretty confident it will be 1 of those 3 options
